Mortgage questions, answered
Is a mortgage broker cheaper than my bank?
Often, yes. A broker compares many lenders at once, including monolines that don't have branches. On most standard mortgages, the lender pays the broker, not you.
Can I switch lenders at renewal?
Yes. At the end of your term you can move your mortgage to another lender with no prepayment penalty. Since November 2024, a straight switch of an uninsured mortgage (same balance and amortization) doesn't require passing the stress test again. Start comparing about 120 days before your maturity date; there may be legal, appraisal or discharge fees, and some lenders cover them. Our Renewal Report Card shows how your offer compares.
Fixed or variable: which should I pick right now?
It depends on your budget and how much rate risk you're comfortable with. A fixed rate keeps your payment the same for the whole term. A variable rate moves with the prime rate, so it can rise or fall; recently, the best variable rates have been lower than fixed, but prime went up in October 2026 and can change again. Also check the penalty: breaking a variable mortgage usually costs three months' interest, while a fixed mortgage may charge an interest rate differential (IRD), which can be much higher.
How much do I need for a down payment in Canada?
For homes under $1.5 million, the minimum is 5% of the first $500,000 plus 10% of the amount above $500,000. For example, a $700,000 home needs at least $45,000 down. Homes of $1.5 million or more need 20% down. With less than 20% down, you'll also need mortgage default insurance, which is added to your mortgage. Try our affordability calculator to see what fits.
Does checking rates affect my credit score?
No. Comparing rates here doesn't touch your credit. A credit check only happens when you choose to apply.
